Memorandum <br />To: Board of Commissioners <br />From: Mike Downs <br />Deputy County Manager <br />CC: John Day - County Manager <br />Pam Dubois - Deputy County Manager <br />Date: May 30, 2007 <br />Ref: Daymark Recovery Services, Inc - Sublease <br />For the past three years, Cabarrus County has subleased approximately 16, 200 <br />square feet of office within the Cabarrus County Human Services Building to <br />Daymark Recovery Services, Inc. Their current lease agreement (addendum) <br />will expire on June 30, 2007. Daymark has requested an additional twelve (12) <br />month extension for the term of July 1, 2007 through June 30, 2008. This <br />request has been placed on your June agenda for your review and approval. To <br />date the relationship with Daymark has been very positive and for that reason <br />staff recommends approval of the requested extension. <br />In an effort to respond to the increasing demand of our Departmenf of Social <br />Services for additional office/work space, staff also recommends that Daymark <br />be notified that as of July 1, 2008 their current space within the County's complex <br />will no longer be available to them. The additional space will benefit Cabarrus <br />County in two ways. First the proposed upfibremodel project for the reception <br />and waiting area can be scaled back. The project is estimated to cost the county <br />approximately $300,000. Some modifications to this area will still be needed <br />however at a much less cost. Secondly, and perhaps the most important, is that <br />it will provide DSS with the additional space to meet their immediate needs as <br />well as provide space for their future growth. It is estimated that the need to <br />build/locate another building may be postponed for five years if the additional <br />space is secured. That means that the $30,000,000 replacement building that is <br />proposed to be needed in 2012 may not be needed until 2017. <br />~'~~ <br />
