This subdivision is approved for 60 multi-family townhome lots on <br />11.599+/- acres located on Small Ave. The specifics of the agreement are as follows: <br /> <br />. Developer -JBC Development, LLC, 118 N. Belair Rd., Suite 1, Evans, GA 30809 <br />. Payment of $1,331 per lot will be due at Final Platting <br />. Build out schedule would be 60 lots in 2007 <br /> <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabarrus County Schools indicates that <br />schools affected by the Sapphire Hills Townhome Subdivision are currendy functioning at the <br />following capacities: <br /> <br />Weddington Hills Elementary Schoo1- 110.50% <br />Concord Middle School- 97.57% <br />Concord High School- 79.73% <br /> <br />Including previously approved subdivisions, these schools will be functioning at the following <br />capacity upon completion of the Sapphire Hills Townhome Subdivision project: <br /> <br />Weddington Hills Elementary School- 127.23% <br />Concord Middle Schoo1- 102.54% <br />Concord High School - 84.35% <br /> <br />The 15 Year Facility Plan identifies the need for a new elementary school proposed for 2011. <br />Funding has not been identified. <br /> <br />Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum <br />capacity. <br /> <br />The Subdivision Lot Inventory spreadsheet has been updated through September 2006. <br /> <br />G-~ <br />
