MEMORANDUM To: From: Cabarrus County Board of Commissioners Kassie Goodson Watts/Planner Consent Agreement and School Capacity Information for the Landon Townhome Subdivision Subject: Date: 12/9/2006 The Landon Townhome Subdivision was approved by the Harrisburg Planning and Zoning Board on November 21st, 2006. This subdivision is approved for 109 multi-family townhome lots on +/-21.1 acres located on NC Hwy 49. The specifics of the agreement are as follows: . Developer - Primestar Properties, 3147 Boy Scout Camp Road, Kannapolis, NC 28081 Payment of $1331 per lot will be due at Final Platting Proposed build out schedule is no more than 37 lots platted in 2007, no more than 35 lots platted in 2008, and no more than 37 lots platted in 2009 . . The APFO worksheet completed by Mr. Robert Kluttz with Cabarrus County Schools indicates that schools impacted by the Landon Townhome Subdivision are currently functioning at the following capacities: Pitts School Road Elementary - 77.36% IN . Fries Middle School - 107.18% Jay M. Robinson High School- 110.67% Including previously approved subdivisions, these schools will be functioning at the following capacity upon completion of the Landon Townhome Subdivision project:: Pitts School Road Elementary - 103.36% IN. Fries Middle School- 126.28% Jay M. Robinson High School-131.49% Hickory Ridge High School is projected to open in August 2007 and will provide relief at Jay M. Robinson High School. Funding for this school was approved in the 2004 School Bond. In the Revised Critical Facility Projects presented to the BOE on April 27th, 2006, a middle school is included for 2009 south of NC Highway 49. This middle school would provide relief for IN. Fries and c.c. Griff1l1. Funding has not been identified. Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum capacity.
