Village Mixed-Use. The purpose of this district is to provide a transitional area between <br />solely residential uses and commercial uses. It is not meant for thc development of stand- <br />alone shopping centers or apartment complexes, but for development of light commercial <br />uses (video store, dry cleaners, coffee shops, crc) and higher density residential uses. This <br />area will permit a diversity of housing types and densities within a mixed project that will <br />offer, retail, office and employment uses as well as housing opportunities. This district may <br />also accommodate single-family, multi-family, and single-family attached. It is recommended <br />that thc uses should bc designed for thc street and include thc following: <br /> <br />· appropriate landscaping and street trees; <br />· sidewalks that are incorporated into the design of all streets, parking facilities <br /> and public spaces, and they should connect to building entrances; <br />· bike paths/lanes, on-street parking on internal roads, parking lots located <br /> internally and screened; <br />· pedestrian amenities such as benches and proper lighting; <br />· sidewalks that connect with thc established pedestrian walkway system; <br />· open spaces that connect with other civic amenities and open spaces/parks; <br /> and <br />· overall building design that enhances the established historic residential and <br /> commercial areas. <br /> <br />Unconnected "pod" development that segregates the retail uses fi.om adjacent residential uses is <br />strongly discouraged. This Village Mixed Use District includes portions of the existing <br />Residential Village (RV) and Residential-Medium Density District. <br /> <br /> <br />
