Request for vested rights <br /> <br />-The petition proposes a GI-SU zoning <br />with some uses excluded (list attached). <br />-A comparison of the GI-SU with <br />straight LI is also attached. <br />-The Western Area Plan Future Land <br />Use Map shows this property as best <br />suited for Medium Density Residential. <br />-The area plan was adopted in 1992, <br />however, and many of the factors <br />affecting land use have changed. There <br />are transportation issues that must be <br />addressed to analyze this rezoning. Traffic <br />estimates from Sarah LaBelle, MPO Coordinator, <br />are attached. The analysis of this rezoning must <br />indude study of the immediate area, the western <br />area and the County as a whole. <br /> <br />Development and zoning patterns in the general area do not <br />support residential development of this property. <br />The current zoning of these properties is not appropriate. <br />To determine what the proper use of this land is, however, <br />this part of the Western Area Plan must be re-considered <br />and an amendment to that plan adopted before, or <br />simultaneous to, any major zoning changes. <br /> <br /> <br />
