2. Tenant hereby exercises its option to extend the term of the Lease to include the fIrst Extended Term, according to the terms and conditions of Section 2(b) of the Lease. The provision of Section 2(b) reql1iring that the option be exercised not less than eight (8) months but not more than twelve (12) months prior to the expiration of the Primary Term is hereby waived with respect to the fust ExteJided Term. The remaining provisions of Section 2(b) shall remain in effect, provided that the calcUlation of Basic Rent under Section 3 shall be based on the amended Basic Rent set forth in the following paragraph. Except for the amended Basic Rent, nothing in this First Amendment shall affect the provisions applicable to the option for the second Extended Term. 3. Upon substantial completion of the improvementll described in paragraph la above, Basic Rent shall be amended to the annual sum of H" VE" H.... NORe7.l r:;;/t.ly....oW,+b&.r4NO ($SJU.a:>>.OO). This amended Basic Rent (also defined as Last Initial Term Rent in Section 3(a)(iv) of the Lease) shall be effective from the date of substantial completion of the improvements described inplUagraph la above through the end of the Primary Term on May 31, 2007; and this amended Basic Rent shall be used for all other purposes under the Lease, including the calculation of Basic Rent during the Extended Terms.
