New Signage - New signage shall be made available with an allowance of <br />$35,000 to be furnished by Landlord as Tenant selects. <br /> <br />b) Landlord will fix any leaking gutter and will then paint any areas of the building that <br />need repainting at the present time. <br /> <br />c) Landlord will inspect the paint on the exterior ofthe building annually and will repaint as <br />necessary. <br /> <br />d) Landlord will respond to any roof leak calls immediately and will exercise its best efforts <br />to have a roofmg contractor on site on the same day of the call or the next day, but in any <br />event within 48 hours. <br /> <br />e) Landlord will make a follow-up report to Tenant when a roof repair has been made, <br />detailing the work that has been done. <br /> <br />f) Landlord will schedule a professional roof inspection every other year and will complete <br />any preventative maintenance items as noted. Landlord will furnish Tenant a copy of <br />each such report. <br /> <br />g) Landlord will prune and fertilize all large trees in the parking lot, will inspect them for <br />any possible disease, and will treat them as may be necessary. Thereafter, Landlord will <br />inspect the trees annually. <br /> <br />h) Landlord will prune any overgrown or misshaped shrubbery annually. <br /> <br />i) Landlord will re-stripe the parking lot following the asphalt repairs and will re-stripe the <br />lot at two-year intervals thereafter. <br /> <br />j) Landlord will promptly put down mulch or pine needles to freshen the look of the <br />landscaping and will repeat that process once a year thereafter. <br /> <br />k) Landlord will plant some annuals at the entry to the shopping center off Dale Earnhardt <br />Boulevard and thereafter will maintain the planted areas. <br /> <br />I) Landlord will notifY the contractor for the parking lot lights immediately upon any call <br />about burned out lights and will use its best efforts to have a response within 24 hours. <br /> <br />m) Landlord will check the sidewalks and picnic areas for concrete failures and will correct <br />any failures with Thoro-Patch concrete repair mix. <br /> <br />n) Landlord will inspect gutters annually and will cause all necessary repairs, replacements <br />or repainting to be made. <br /> <br />0) Landlord will pressure wash the sidewalks three times each year. <br /> <br />995181 <br /> <br />2 <br /> <br />r:--\4 <br />
