The Chair closed the Public Hearing on Petition 97-13. <br /> <br />· There being no further comments Mr. Ritchie MOTIONED to Table Petition 97- <br /> 13 to the next meeting as staff recommended, seconded by Mr. Dwiggins. <br /> <br />The Chair said since all this property is mainly family, if they want it like this, it <br />is certainly in their right and he will be glad to support it. He said he believes it <br />would be more in order to make the whole area uniform, otherwise, we would <br />have piece meal type things to occur. He said the Board is going to vote on a <br />motion to ask the staff to formerly rezone the whole area and notify all the <br />surrounding property owners. <br /> <br />The vote was unanimous. <br /> <br />The Chair introduced the seventh item on the Agenda, Zoning Atlas <br />Amendment, Petition 97-14: <br /> <br />Applican~ [ames F. Peterman <br />Request:. Zoning Atlas Amendment <br /> <br />This was a request to the Cabarrus County Planning and Zoning Commission <br />from Mr. James F. Peterman, Petitioner, Mr. Jack Garmon & Mr. Hal Little, <br />Owners, to have their property located on Cai Bost Road & U.S. Highway 601 <br />South, rezoned from Low Density Residential to Limited Commercial - Special <br />Use, to construct a Automobile Supplies Wholesale Facility with no retail sales. <br /> <br />Mr. Lane asked to be excused from Petition 97-14. <br /> <br />The Chair excused Mr. Lane. <br /> <br />Mr. Jonathan B. Marshall Planning Services Director, addressed the Board <br />sating this is a special use rezoning and it requires sworn testimony. <br /> <br />The Chair swore in Mr. James F. Peterman, Petitioner, Mr. Samuel Allen Wilson, <br />Mr. Graham Howard Copeland, Mr. Joseph Joyle, Sr., Mrs. June Pigg, Mr. <br />Carleton D. Hill Mr. Dewey Watkins, Mr. Hal Little, Ms. Catherine Spencer, Mr. <br />George D. Spencer, and Mr. Duane David Barron. <br /> <br />Mr. Marshall addressed the Board presenting Petition 97-14 and Staff Analysis <br />stating the question of whether this should be rezoned is depending on the <br />findings of whether this parcel is either different from the parcels surrounding <br />it, so that a different zoning is warranted or whether the proposed special use is <br />substantially different from the uses permitted on the surrounding LDR <br />property. Mr. Marshall said the staff believes that the parcel is different from <br /> <br /> <br />
