Commercial; General Commercial zoning districts. Amend Section 3-8 "Table of
Permitted Uses - Commercial" to show Craft Shops/Antique Stores as a
permitted use with the A/O, LC, and GC zoning districts.

A/O CR LDR MDR HDR LC GC
Craft Shop/
Antique Shops P P P

LI GI

Mr. Jonathan B. Marshall, Planning Services Director, addressed the Board
presenting Petition 97-05(T) stating with the adoption of the current zoning
ordinance in 1993, we combined a number of our old retail use line items under
a single heading of retail uses. We had previously permitted craft and antique
shops in the agricultural areas or in the' more rural areas as well as in
commercial zones. We feel like it is appropriate that we make this amendment.

The Chair opened the Public Hearing on Petition 97-05(T).

The Chair closed the Public Hearing on Petition 97-05(T).

There being no further comments Mr. Kiefer MOTIONED to approve Petition
97-05(T), seconded by Mr. Drye.

Mr. Starnes said as far as the antique and craft shops, would this also include
any woodworking facility attached?

Mr. Marshall said ultimately it would be an interpretation of the zoning
administrator. But, in the past, we have separated those out to woodworking,
cabinetry and have not included them with this. If the woodworking was to
create some type of craft, that would be possible. This is one of those things he
would have to analyze on an individual basis.

The vote was unanimous.

The Chair introduced the sixth item on the Agenda, Zoning Atlas Amendment,
Petition 97-13:

Applicant: Sandy Smith
Reques~ Zoning Atlas Amendment

This was a request to the Cabarrus County Planning and Zoning Commission
from Mr. Sandy Smith to rezone his property located on Mullis Road off
Centergrove Road rezoned from Medium Density Residential to Agricultural -
Open to bring zoning into conformance with existing uses and allow placement
of additional Class II mobile homes.
