EXHIBIT 2 <br />CONDITIONS <br />APPLICATION CUSE 2019-00001 <br />1. Site plan review and approval is required subsequent to Board of Adjustment <br />approval to ensure compliance with all applicable development requirements and <br />conditions. <br />2. The granting order, stating the restrictions and applicable conditions of the <br />approval, shall be recorded with the deed of the property, and prior to zoning <br />permitting. <br />3. The applicant shall procure any and all applicable federal, state, and local permits <br />prior to zoning permitting. <br />4. Any proposed future expansion of property, as well as modifications or changes to <br />approved site plan, must receive Board of Adjustment approval in the form of an <br />amendment to the Conditional Use Permit. <br />5. The applicant shall provide copies of all state, local and federal permits for the <br />permanent project file prior to zoning permitting. <br />6. Applicant shall provide a Removal Bond pursuant to Section 11, Removal of <br />Abandoned Antennae and Towers, prior to zoning permit approval. <br />7. Applicant shall update the site plane prior to zoning site plan review to ensure that <br />the driveway will support a 75,000 pound fire apparatus. <br />8. Applicant shall comply with all applicable terms of NCDOT Driveway Permit C-1806, <br />including adding the required sire triangles to the site plan.
