Limited Industrial is a more appropriate classification than General Industrial because it <br />contains less intense land uses· In the words of the Zoning Ordinance, the General <br />Industrial classification is... <br /> <br />"designed to permit a very wide variety of industrial uses...including certain uses <br />which are permitted in no other zoning district because of their potential to create <br />nuisances for adjoining properties"...."General Industrial zones are compatible <br />neighbors with both light industrial and general commercial zones. Care should be <br />taken to site this zone on major roadways or near other fro'ms of transportation." <br /> <br />The Ordinance further states that: <br /> <br />In no case would a Limited Industrial zone be located so as to result in <br />industrial/commercial traffic penetrating a residential neighborhood." <br /> <br />We agree with these principles that have guided the development of the County, and urge <br />that they continue to be followed. In this way, the importance of protecting the residential <br />subdivisions is re-affirmed, since the land uses near them will remain Medium Density <br />Residential. <br /> <br />If this action is taken, we suggest the following actions to mitigate impacts <br /> <br />· Prohibit the following uses in the re-zoned (Motley) parcel: <br /> Convenience Store, with petrol sales <br /> Convenience Store, without petrol sales <br /> Railroad station and storage yard <br /> Slaughterhouse / meat packing <br /> Recyclable materials drop-off <br /> Communications tower (too dose to airport!) <br /> Airport, commercial <br /> Airstrip <br /> Coliseum/stadium <br /> Landfill, demolition <br /> Landfill, sanitary <br /> Race track, animal or mechanical <br /> Trucking and heavy equipment sales and service <br /> Truck stop/truck terminal <br /> <br />· Provide for "back door" road access to Cox Mill Rd, to reduce and spread <br />traffic loads. <br /> <br />.Require a 100' undisturbed buffer strip between the industrial sites and any nearby <br />residences or residential parcels. <br /> <br /> <br />
