Limited Industrial is a more appropriate classification than General Industrial because it
contains less intense land uses· In the words of the Zoning Ordinance, the General
Industrial classification is...

"designed to permit a very wide variety of industrial uses...including certain uses
which are permitted in no other zoning district because of their potential to create
nuisances for adjoining properties"...."General Industrial zones are compatible
neighbors with both light industrial and general commercial zones. Care should be
taken to site this zone on major roadways or near other fro'ms of transportation."

The Ordinance further states that:

In no case would a Limited Industrial zone be located so as to result in
industrial/commercial traffic penetrating a residential neighborhood."

We agree with these principles that have guided the development of the County, and urge
that they continue to be followed. In this way, the importance of protecting the residential
subdivisions is re-affirmed, since the land uses near them will remain Medium Density
Residential.

If this action is taken, we suggest the following actions to mitigate impacts

· Prohibit the following uses in the re-zoned (Motley) parcel:
Convenience Store, with petrol sales
Convenience Store, without petrol sales
Railroad station and storage yard
Slaughterhouse / meat packing
Recyclable materials drop-off
Communications tower (too dose to airport!)
Airport, commercial
Airstrip
Coliseum/stadium
Landfill, demolition
Landfill, sanitary
Race track, animal or mechanical
Trucking and heavy equipment sales and service
Truck stop/truck terminal

· Provide for "back door" road access to Cox Mill Rd, to reduce and spread
traffic loads.

.Require a 100' undisturbed buffer strip between the industrial sites and any nearby
residences or residential parcels.
