· Require shielded and directed lighting and sound berms at property lines to <br />reduce noise· <br /> <br />· Require that sites be landscaped on all sides with 15' trees. <br /> <br />· Restrict manufacturing operations to daytime shifts, to reduce noise.. <br /> <br />· Limit the s'hze of buildings that are adjacent to residential property to 25,000 sq It, <br />20' in height, and dark green or natural materials in color and construction. <br /> <br />· Require that Poplar Tent Road westbound from Derita Road be posted as "No <br />Thru Trucks", and direct site owners to route their truck traffic directly to 1-85 <br />via Speedway Bvld. <br /> <br />5. Short of that, rezone the entire parcel as Limited Industrial, with the above <br />conditions, and the following additional conditions: <br /> <br />· Require full developer participation in infrastructure inveshnents, to allow <br />concurrency of public services generated by the development. <br /> <br />· Require a 300' undisturbed buffer strip between Beech Bluff Subdivision, to be <br />used in the future as a Greenway connecting to the proposer's Rocky River <br />Greenway. The landowners should contribute this strip to mitigate the negative <br />impacts of their rezoning. The County could receive this land as part of the <br />rezoning. <br /> <br />. Limit the scope of the entire development to 10 parcels of 7 acres each, until such <br />time as Poplar Tent and Derita Roads are widened to 4 lanes <br /> <br />· Commit to providing water and sewer service to Beech Bluff, Mistywood and <br />Twin Creeks subdivisions as part of the initial phase of the development. <br /> <br />4. If the entire site is rezoned as requested to General Industrial, then in addition to <br />the above conditions, prohibit the following land uses: <br /> <br /> *Asphalt and/or concrete plants <br />*** Chemical manufacturing <br />***Convenience store with petrol sales <br />*** Convenience store without petrol sales <br />* Foundries, iron, steel mills <br />***Race complex <br />*Railroad station and storage yard <br />*Sawmill <br />*Slaughterhouse / meat packing <br />* Truck stop / te~ minal <br /> <br /> <br />
