Planning and Zoning Commission Minutes <br />Inly 17, 1997 <br /> <br />Page 9 <br /> <br />Mr. Starnes asked if you have a property owner and he/she has a <br />daughter/son who wants put a single wide home on that property, <br />would this zoning keep that from happening? <br /> <br />Mr. Marshall said if changed it would. The only exception to that <br />again, is that it goes back to that farm exemption. He said a farm <br />use can place a single wide on that property if in fact the occupants <br />are working on that farm. If this is changed, then the individual <br />property owner dividing a lot out for a single wide would no <br />longer be peLudtted. Existing single wides would continue as <br />nonconforming uses and could be replaced as long as the model <br />replacing them was equal or newer. An existing double wide <br />would be conforming with the exception of possibly the standard <br />of masonry foundation. We do not define them as single wide and <br />double, there are standards within the zoning ordinance that <br />defines them as Class I and Class II. A Class I mobile home is one <br />that is no more than four times in length than its width among <br />other things. <br /> <br />There being no further comments, Mr. Dwiggins MOTIONED to <br />approve Petition 97-12, seconded by Mr. Ritchie. The vote was 7 to <br />2, Mr. Kiefer and Mr. Drye dissenting. <br /> <br />The Chair introduced the fourth item on the Agenda, Zoning Text Amendment, <br />Petition 97-03CO: <br /> <br />Applicant: Cabarrus County Planning and Zoning Staff <br />Requesfz Zoning Text Amendment <br /> <br />This was a request to the Cabarrus County Planning and Zoning <br />Commission from the Cabarrus County Planning and Zoning Staff <br />to change Chapter Three "Establishment of Zones," Section 3-7, <br />number 4 "High Density Residential Mixed Use Zone" so that <br />Mobile Home Parks are a Conditional Use instead of Permitted <br />Use. <br /> <br />Add number 26 to Conditional Uses in Chapter Eight, Section 8-4 <br />"Mobile Home Parks" to indicate that this use is Conditional in the <br />HDR zoning district with the following condition: <br /> <br /> <br />
